Programme Highlight:

The Minor Works Control System (“MWCS”) has proven to be a simple and convenient channel in carrying out minor building works under simplified requirements without the need to obtain prior approval of plans and consent to the commencement of such works from the BA. Its implementation is generally welcomed by both the industry and the public. Since its implementation beginning from 31 December 2010 and up to 31 December 2019, over 920 000 minor works (“MW”) submissions have been received.

The Building (Minor Works) (Amendment) Regulation 2020 (“B(MW)(A)R 2020”) was gazetted on 8 May 2020 and will come into operation on 1/9/2020. This legislative amendment exercise would involve the addition of 70 MW items offset by the repealing of nine MW items, as a result of which the list of MW items would increase from 126 to 187. 56 existing MW items would also be amended. In terms of Designated Exempted Works items, the legislative amendment exercise would increase the number from 15 to 30, while the presentation of eight existing items would be amended. BSOMES has representative joining the Technical Committee of Buildings Department and provide opinions / comments from Industry on the implementation of the MWCS.

In this seminar, the honourable speakers from Buildings Department will brief the major changes and new addition of MW items under the B(MW)(A)R 2020 including:

  • Greening features to promote a green and quality environment, e.g. planters, ponds or fountains; trellises; metal frames for growing of plants
  • Amenity features to improve the standard and quality of the building, e.g. supporting frame for suspending air conditioning plant inside building; ventilation ducts and associated frames; fire dampers in ventilation system; awnings
  • Building maintenance and repair features to enhance building safety and facilitate building maintenance, e.g. small-sized reinforced polyester water tanks, cat-ladders, curtain wall, cladding
